Buying a flat is one of the largest financial decisions most families will ever make.
Beyond square footage, floor level, and proximity to schools , the Vastu of the flat will shape the energy of your home and, by extension, the quality of your daily life for decades.
Yet Vastu assessment is one of the most commonly skipped steps in the flat-buying process, often because buyers don't know where to start or believe they need to be physically present to evaluate it.
This guide gives you a complete, practical framework for how to check Vastu of a flat before buying it , including what you can assess online, what needs an in-person visit, and when to call in an expert.
Why Vastu Matters When Buying a Flat
Unlike an independent house where you have some control over construction decisions, a flat comes with a fixed layout, a fixed orientation, and fixed structural elements.
The kitchen, bathrooms, main door, and staircase are already placed. You cannot move them.
This makes Vastu assessment before purchase far more important than any post-purchase remedy.
A flat with serious Vastu Dosh , such as a toilet in the northeast, a kitchen in the north, or a main entrance in the southwest , carries those imbalances permanently. While many issues can be mitigated with remedies, the best approach is always to choose a flat with fundamentally sound Vastu to begin with.
What You Can Check Online (Before the Site Visit)
Surprisingly, a significant portion of the Vastu evaluation of a flat can be done remotely , before you even visit the property. Here's how:
1. Get the Floor Plan from the Builder
Ask the builder or broker for the architectural floor plan (also called a layout drawing). This is a legal document and builders are obligated to provide it. The floor plan will show you the exact placement of every room, door, window, kitchen, and bathroom.
2. Orient the Floor Plan with a Compass
Using Google Maps or any satellite map service, locate the building and identify which direction the building faces.
Note the cardinal directions relative to the building. Mark North, South, East, and West on your copy of the floor plan. Now you have an oriented Vastu map of the flat.
3. Use Google Maps for Plot and Building Assessment
Google Maps satellite view allows you to assess the following Vastu factors remotely:
- Shape of the plot or building footprint , square or rectangular plots are ideal; L-shaped, triangular, or irregular plots have inherent Vastu challenges
- Surrounding roads , a road to the north or east of the building is considered auspicious; a road to the south or west requires more careful assessment
- Proximity of temples, graveyards, hospitals, or industrial zones , all of which carry specific energetic implications in Vastu
- Open spaces, parks, or water bodies to the north or east , highly favourable
4. Online Vastu Assessment Checklist for Floor Plans
Once you have your oriented floor plan, run through this checklist:

5. Virtual Tour Assessment
Many builders now offer 360-degree virtual tours or video walkthroughs. During a virtual tour, pay attention to:
- The feeling upon entering , does the entrance feel welcoming and open?
- The position of the kitchen relative to the entrance and living room
- Whether the centre of the flat is open or obstructed by structural walls
- The direction windows and balconies face , more openings to north and east is preferable
- Whether any bathrooms or toilets share a wall with the kitchen or puja room
What to Check During the Physical Site Visit
An in-person visit allows you to validate your remote assessment and check factors that cannot be seen on a floor plan:
Bring a Compass
A physical compass (or a calibrated compass app) is essential. Stand at the main door of the flat and confirm the facing direction. Walk through each room and note the directional placement of each function.
Confirm that the layout matches the floor plan you reviewed online , discrepancies are not uncommon.
Check the Entrance Corridor
In a flat, the main door often opens into a shared corridor. Assess: Is the corridor clean, well-lit, and unobstructed?
Does the main door of the flat open inward? Is there a lift shaft, electrical panel, or garbage chute directly adjacent to the main door?
Northeast Corner of the Flat
Visit the northeast corner of the flat specifically. This zone must be clean, open, and light.
If the northeast corner houses a toilet, bathroom, or storage room, that is a significant and irreversible Vastu Dosh. Look for: natural light in the northeast, absence of heavy furniture or plumbing, and a sense of openness.
Centre of the Flat
Identify the approximate geometric centre of the flat (see our separate guide on finding the Brahmasthan).
Check whether a structural column, beam, staircase, toilet, or kitchen occupies this space. A column at the Brahmasthan is common in many apartment buildings and is a notable Vastu concern.
Sense the Space
Spend at least 15–20 minutes inside the flat. Vastu is also about felt experience. Does the flat feel open and welcoming, or heavy and closed?
Are there areas that feel uncomfortable to stand in? Does light and air flow naturally through the space? These experiential signals are valid data points alongside the technical checklist.
Flat-Specific Vastu Considerations (Apartments vs. Independent Houses)
Floor Level
Higher floors receive more air and light, which is generally positive from a Vastu perspective.
The ground floor is influenced more strongly by the earth energy of the plot below , beneficial if the plot Vastu is good, potentially problematic if there are underground issues. Avoid the floor directly above a basement parking lot when possible.
Flat Number Numerology
While not strictly Vastu, the number of your flat can be assessed through Vedic numerology.
Add up all digits of the flat number to a single digit and check compatibility with the primary resident's birth number. Many Vastu consultants incorporate this as part of their flat assessment.
Adjacent Flats and Common Walls
In apartments, the walls you share with neighbours carry their energy as well. A flat that shares a wall with a fire exit, garbage room, or electrical shaft on its northeast or north side has an indirect Vastu concern. Ideally, shared walls should be on the south or west side of your flat.

When to Hire a Vastu Expert for Flat Buying
While this guide gives you a strong self-assessment framework, certain situations warrant a professional Vastu evaluation:
- The flat is in a building with an irregular or non-rectangular shape
- The main entrance is in the south or southwest
- There are multiple Vastu concerns present simultaneously
- This is a high-value purchase and you want comprehensive peace of mind
- You are choosing between multiple shortlisted flats and want an objective comparison
